Unless you're one of those lucky people who can
pay the entire purchase price of the property in cash, you need
to be pre-qualified by a lender before we start showing you
properties. You won't be able to make an offer on a house unless
you are pre-qualified.
We don't want you to fall in love with a place, and have someone
else get it while you are scrambling at the last minute to get
a loan. We have experienced lenders who work hard to get you
a loan. They are creative, and can often figure out ways for
you to get a loan even if you have credit problems. Many people
put off seeing a lender because they are worried about what
is on their credit report. This is the time you need to see
a lender the most! Even if you find you are unable to buy right
now, the lender will tell you exactly what you need to do to
get prepared to buy your own home.
A lot of people have an image of a lender or loan officer as
a pompous, stuffy jerk who would just as soon deny someone a
loan. This is NOT THE CASE! The lenders that we work with will
do everything in their power to get you a loan. In fact, they
don't make money unless you get a loan from them. The lenders
we work with make a good living because they are good at getting
loans for people just like you.
You are welcome to use an outside lender - there are a lot
of good ones out there. There are also a lot of inexperienced
lenders that don't know what the heck they are doing! Make sure
to ask them how long they have been in business, and what type
of education they have. It is really not that hard to get a
real estate sales license and start advertising loans. Many
new loan agents are in it because they think they can make easy
money. The will offer you the moon and stars, and it all sounds
great. But when it comes time to put in an offer on your dream
home, if they haven't done everything correctly the deal will
fall apart.
