Problems and Solutions

Name: Bart and Corrine Meisfield
Occupation(s): She is an assistant district attorney with the county of San Diego and he is an independent lawyer specializing in corporate defense.
Scenario: I met Bart when I was a juror on one of his cases. We got to know each other after the trial was over and stayed in contact with one another. Approx. three years later they decided to buy their own home because they were planning on having children.
Problem(s): Locating a Bay Park home with an ocean/bay view within tight financial and geographic parameters. Due to the price of homes in this area there are limited loan types for purchasing properties.
Solution(s): We used a specialized loan comparison program to check out over 140 lending institutions for the perfect loan for Bart and Corrinne's specific needs and situation. To find just the right property we sent out letters to homeowners in the subject area, set up automatic search parameters within the MLS to be checked twice a day, and continually scoured all local publications for advertising of the correct home.
Result: After looking all over Bay Park and making several offers on homes we were able to close a purchase transaction with them on a perfectly located home with a view and within all their search parameters. They are now living happily ever after with two beautiful children and enjoying the view.

Name: Dr. Carlos Perez
Occupation: He is a medical doctor at Sharp Rees-Steeley Hospital in Chula Vista.
Scenario: He was referred to us by a friend of his that attended one of our foreclosure and repossession seminars. Carlos was originally looking for condos in Coronado or Point Loma. .
Solution: After looking at dozens of condos for Carlos, I remembered a very nice, newer home that was a foreclosure in Bay Park so I asked Carlos if he wanted to see it. He said sure. This two-year-old house has three bedrooms, two baths and is 1850 sq. ft. in excellent area of Bay Park. He loved it and we sat down and wrote up an offer to his liking on the property.
Result: He was able to get this property way below market value and he enjoying tremendous appreciation and a tremendous home with a great view right now.

Name: John and Linda Mossman
Occupation(s): He is an electronics engineer and she is a physical therapist.
Scenario: We helped them get into their first house back in 1988-1989 with a small amount down, where they stayed for a couple of years. Then, they sold that home and took that profit to move to the next level, a much nicer home in a great neighborhood.
Result: They purchased very nice property in La Mesa on a cul-de-sac, their kids are in a great school district and they are very happy with their new home.

Name: Dr. Burt Weiss
Occupation: He has a Ph.D. and does research in the laboratory on how new drugs affect the brain.
Scenario: He was looking for a home and wanted something up-scale. He is from Germany and has unusual requirements.
Solution: Burt and I looked at high rise condos in downtown San Diego and single family homes in many different areas of town before he decided on a very nice 1600 sq. ft. townhouse in University City.
Result: He got a great deal on this architecturally beautiful townhouse and is enjoying significant appreciation right now. We were able to provide him with great financing on the home as well.

Name: David Arce
Occupation: He works for the San Diego Police Department.
Scenario: David was referred to me by a mutual friend who is an investor. David had been looking for several months and had not found what he was looking for. I noticed a property that did not sell on the original list and was now on the extended list.
Solution: We made an offer on the home for $87,000 and he won the bid. Three days later the same size home just a few blocks away sold for $124,000. Is he happy???

Name: Officer Joe Bane and wife Lupe
Occupation: He is a police officer with the San Diego Police Department, where he is a member of an elite twelve member swat team.
Scenario: He was living in Temecula in a home that he had recently purchased and loved, but for a promotion he was required to live within the San Diego County limits.
Problem: Joe was given a very short period of time in which to move and had recently put a lot of money into his existing home, making it difficult to sell and get money out of the house for the down payment.
Solution: I was able to get him into a beautiful gated home for a great price on a VA repossession in San Marcos and with very little money out of pocket.

Name: Heather Bliss
Occupation: She is licensed construction contractor.
Scenario: She came to us because she was interested in the foreclosure properties and heard Greg on the radio talking about the great deals that are available. She wanted a newer home but didn't have much money to use as a down payment.
Solution: We were able to find out her a home that was two years old with three bedrooms, two and ½ bath and a two car garage. She put a $1000 dollars down when she won the bid and at the close of escrow she received a check back for $961.00.
Result: She actually got into the property for only $39 and is living in the home of her dreams.

Name: Andrew Amirnovan
Occupation: He is an electrical engineer.
Scenario: He heard Greg on the radio when we were talking about foreclosures and repossessions. He had a limited amount of money but had good credit and good income. We needed to find something with low down payment but still in a good neighborhood and with large square footage.
Solution: I found him a two-story house with two bedrooms and two baths in a nice neighborhood for only $500 down. HUD also paid most of the closing cost for him.
Result: He was able to get into the home with less than $1000 out of pocket and the home has seen substantial appreciation.

Name: Erik Weaver
Scenario: He heard me on the radio and wanted to get into something for him and his family. Erik did not qualify for a whole lot of a home, but wanted to get started, so he could build up some equity.
Solution: I was able to get him into a 2 bedroom townhouse in Santee for $65,000 with only $500 and we got HUD to pay almost all of his closing costs.
Result: His total cash out of pocket was $750 after all was said and done. This was a great opportunity for Erik and his family. Although it's not his dream home, it is in a nice neighborhood and he's well on his way to building up the equity he needs to have so that he can move up to the next level of home

Name: Remus Borgas

Scenario: Remus and I looked at this HUD repossession which was estimated to cost $42,000 to do all of the repairs. I told Remus that there was no way it would cost that much and if we were to put a bid on this property and won, he would be getting a great deal. It was a 203K property which means if the property needed repairs that HUD will not only loan you the money for the home, they will also loan you money for the needed repairs.
Solution: Remus got into this wonderful four bedroom, two bath, single family home for only $500 down. This house lies on a huge lot, with a swimming pool, and is located in an excellent neighborhood of El Cajon.
Result: After all was said and done, it only cost Remus $7000 to do all the repairs. He got into this home way below market price.

Name: Mike Bilike
Occupation: He is a customer service representative for a major department store
Scenario: He was in the middle of Chapter 13 bankruptcy and did not think he could do anything.
Solution: I was able to get him into a little two bedroom, two bath condo with only $500 down payment while his Chapter 13 bankruptcy was on going.
Result: He is a very happy client.

Name: Anthony Wise

Scenario: We looked at a property together that was a HUD repossession on a 203K that stated repairs would be $38,000. I told him that there was no way it would cost that much, so we put a bid in and came in second place. We later moved into first place, because the first bid fell out of escrow. I made an appeal to the HUD Regional Director on Burt behalf, asking them if I could get a regular 203B appraiser to go out and look at this property instead of a 203K appraiser.
Solution: The 203B appraiser came back with his list of repairs which totaled to about $500. Burt was switch from a 203K loan to a 203B loan and got into that property for less than $65,000. Comparable houses in the neighborhood are priced at $115,000-$120,000.

Occupation(s): He is a high level corporate executive and she is a network administrator.
Scenario: Referred to us by Catherine who knew we would do a good job finding him a property.
